Is Your Land Suitable for Battery Storage?

If you’re thinking about leasing your land for a battery storage asset, Strat Land & Planning shares the criteria you should consider seeing if your land is suitable.

Proximity to a 33kV grid connection?

The key to a successful renewable energy project is whether you can get a connection to the grid quickly and at a reasonable price. In either case, we’d need at least a 33kV (33,000-volt) grid connection – and there should be spare capacity (we’ll find out if there is).

We can help you identify suitable connections and investigate available options. We can also take care of the planning process and contact the distribution network operator on your behalf.

Site environmental status

The environmental status of your land can also influence its suitability:

Protected land.

The land you’re planning to develop must not be within a national park, nature reserve, area of outstanding natural beauty (AONB) or special specific interest (SSSI) – though some exceptions may apply. In case there are protected species in a development area, we’ll put in place appropriate measures.

Agricultural land classification.

If you want to comply with development rules, your land shouldn’t be preserved for farming (known as “best and most versatile” in England and Wales and “prime” in Scotland). Some local authorities may take a more flexible approach if there’s limited access to other land in some areas. We’re happy to work with them.

Flood zones.

While it’s better if your land isn’t in a flood zone, it’s possible to develop in flood zones 1 and 2 (where flooding is low or medium), subject to a flood risk assessment.

Site Size

For a BESS project to work, the available land will need to be at least two or three acres.

Proximity to residential areas

Battery storage systems can cause noise, so it’s better to keep it away from residential areas. Battery storage air conditioning units can be noisy – so soundproofing measures need to be included if it’s close to a home.
